Selecting a Super selling Agent
Do they exist?

When selling a property choosing an agent may be a difficult decision. The most important aspect for a seller to consider is that the agent that is employed must work harder for the seller than the buyer.

You may ask what do you mean?

Well some agents are much better at working for the seller than others. The seller pays fees and commissions to the agent; therefore you would expect the agent would be totally committed to achieving the best possible result for the seller. Well now that’s not always the case!

Just recently a friend of mine visited an open house, when the agent from a large local real estate firm was asked the question, “What would be the lowest price the seller would take for the property?” The agents reply was, “They are asking $279,000 but I know they would take $265,000. So the agent, probably unknowingly, has discounted the sellers’ property, by a possible $14,000.

These agents often hide behind the façade of a renowned real estate business name and furthermore the same agent often discounts his fees to obtain listings. In some instances this agent undercuts the super selling agents fees and unfortunately is favored with the sellers listing.

Be wary of the fee discounter. The fee discounter will also discount the selling price of the property – guaranteed.

My advice is, if you are thinking of selling, put on a “buyer’s hat” and visit some open houses and ask the agent a question. “WHAT IS THE LOWEST PRICE THE SELLER WILL TAKE?”
Use the agents’ response to assist in selecting an agent to sell your property.

There are a few other obvious questions to ask an agent. Not all agents are the same, just like there is good and bad in every industry. Some agents are good listing agents but then turn out to be poor at selling the property. 

It is now the time, only to employ individual super selling agents. In this tough market, individual super selling agents, not the real estate firm, are needed to negotiate hard for the vendor when achieving results. Super selling agents are very rare, however they do exist. Super selling agents know how to handle the leading question by the buyer.
“How much will they take?”

The response to this question may determine the amount the vendor will receive for the property. Super selling agents often obtain more money for the vendor, often paying for their own fees.

Listing Agent vs. Selling Agent

Most property owners selling a property get confused between a super listing agent, and assume they have employed a super selling agent.

Well there is a huge difference!

Some agencies use set listing agents, trained up to overcome all of the sellers objections, often arriving in pairs with glossy marketing material and brochures, showing the benefits of the company. The gloss and glitter often finishes right there. The seller employs the listing agent to sell the property, not knowing that once the agent is back in the office, it is common practice in some agencies to “flick” the listing to all and sundry within the office.

In many cases “understudies” are taking phone enquiries, conducting sales inspections and operating open houses on these properties. The seller may ask, “How will these other agents that I have not even met, negotiate the right price for my property and why isn’t the listing agent doing all the work on my property?”

If the seller can see through the perception of glitz and glitter, you have a choice between a large company or a small personailsed agency to sell your property.
